Over time, the soils around and under concrete flatwork (i.e., driveways and walkways) will change, which could lead to some settlement and/or heaving.
Since soil is inherently inconsistent, some amount of settling/heaving is expected. Warranty coverage for concrete settlement and heaving depends on the type of flatwork. Here are some things you should know:
- Dealing with settlement/heaving of concrete driveways and walkways is a normal homeowner responsibility and is not covered by your new home warranty.
- Excessive settling/heaving of concrete flatwork attached to the home (stoops, steps, garage floors) is within the scope of your new home warranty. If you are within the warranty period, you should contact us.
